Almost every building leaks within ten years of construction, resulting in wet timber framework, which if left untreated provides ideal conditions for toxic mould, fungi and rot to germinate and grow.

It is essential that leaks are not only stopped as soon as possible, but also that the effected areas are dried out once the cause of the leak has been found and repaired.

Water leaks can occur as a result of many factors such as:

  • floods from laundries, kitchens and bathrooms etc...
  • rain leaks
  • plumbing leaks
  • flooding from outside
  • internal leaks 

In cases of severe flooding, serious structural damage can be caused if water is pumped out too quickly, for example walls may be pushed inwards or floors pushed upwards.

Walls can be particularly difficult to dry, even though a wall may feel dry to touch, the material inside the wall may still be wet. Wall cavities need to be ventilated as they must dry from the inside out. Insulation may also need to be removed as it can hold water for months, causing odour and decay problems.

If left untreated, excessive water damage can lead to serious timber rot and structural decay. Failure to remove contaminated materials and humidity can also lead to serious long term health risks.
